Description Senior Sustainability Consultant with Real Estate Experience

Objective: Looking for a consultant to help build a management consulting practice and lead sustainability consulting projects focused on assisting clients with investment and operations strategies for high performance property portfolios.

Duties: Growing a management consulting practice and leading teams of consultants. Characterizing and evaluating performance of portfolios, establishing benchmarks, developing the business case for investment, and prioritizing investment strategies, for different asset classes. Responsible for researching best practices and tracking industry understanding/ appreciation of sustainability techniques and value creation in real estate. Preparation of executive level presentations. Assisting with researching clients, pitches, leading workshops, engaging with partners, and preparing compelling, clear, concise, and visual deliverables. Scoping projects, liaising with clients, and learning client’s portfolios.

Identifying technology partnerships and financing mechanisms. Directing and/or conducting research, calculations, data analysis, contributing to reports and client presentations related to a wide variety of project types associated with improving the sustainability profile of real estate portfolios. Liaising with technical experts within/outside of Arup (transaction advice, risk management, energy efficiency, energy modeling, commissioning, buildings systems, carbon management, and water and wastewater treatment). Tasks may include: leading technical and economic feasibility studies, evaluating renewable and alternative technology providers, cost-benefit analysis, development of energy strategies, advice on carbon trading and offsets schemes, GHG impacts analysis input to pro-forma, project management.

Assistance may be required with various aspects of implementing a Responsible Property Investment Strategy such as developing client policies, training programs for property managers, portfolio software evaluation and implementation, systems to harvest and disseminate best practices.
Requirements Skills required: Proven understanding of institutional investors, and real estate markets. Understanding of mechanisms and business models to finance sustainability techniques. Understanding of triple bottom line frameworks, reporting systems, such as GRI. Appreciation of infrastructure investing and clean tech investing as they relate to institutional investing. Ability to develop proposals, strategies, and policies for high level clients. Technical understanding of energy and climate change issues related to all facets of investment, understanding of building performance databases and energy modeling and relative merits of green building certification schemes (EnergyStar, LEED EB, LEED NC, LEED ND, CASBEE, BREEAM). Knowledge of ESCo models and financing schemes for renewables. Financial analysis skills (life cycle costing, cost benefit analysis), understanding of relationship of energy to carbon emissions, grasp of markets and strategies for carbon offsets (and applicability to portfolios), understanding of rebates and incentives for financing. Good grasp of implications of environmental legislation on property markets. Excellent written and oral communication skills. Attention to detail and strong visualization skills.

Network: California network in real estate helpful, as is active membership in USGBC and ULI.

Education: Ideal candidate has undergraduate degree in engineering or other technical background, plus MBA with real estate concentration and sustainability focus. Project management skills and excellent oral and written communication skills are required. LEED certification and MBA required. PE a bonus.

Application process: Applicant must provide evidence of consulting deliverables prepared under their direction. Applicant must pass a writing test. Applicant must demonstrate an understanding of high value sustainability techniques in real estate. Applicants will be asked to explain clean tech advances in the past 5 years and how green buildings have benefited. Applicants must also demonstrate an understanding of common barriers to implementing sustainability measures in real estate portfolios, and provide a counter-argument. Applicants must demonstrate, in writing, the intersection of skills in real estate, sustainability, and strategic consulting. Applicants must understand valuation process in green building, and have an informed view of trends such as carbon legislation and net zero buildings on the value of real estate. Applicants will be asked about their knowledge of green building rating systems.
